Terms and Conditions
Last updated: 25 October 2026
- Kora helps landlords keep track of rent. It is a record-keeping tool, not a bank, and it does not hold your money for cash or bank payments.
- You log in with your phone number and a code sent by SMS. Keep your phone safe.
- Landlords are responsible for the details they enter, including their payout details and their tenants' information.
- Tenants never pay for Kora. Landlords can use the free plan or pay for a bigger plan.
- Cash payments never have a Kora fee. Wave payments and bank transfers have a fee, which the landlord pays. Tenants never pay a fee.
- Payments are never deleted. A mistake is reversed with a reason, and the history is kept.

1. About these terms
These terms apply to everyone who uses Kora, the website and app at land-snowy-psi.vercel.app and any app installed from it. In these terms, "Kora", "we" and "us" mean [registered business name and registration number], and "you" means the person using Kora.
By creating an account or logging in, you agree to these terms and to our Privacy Policy. If you do not agree, please do not use Kora. You must be at least 18 years old to create a landlord account.
2. Your account
You log in with your Gambian phone number and a one-time code we send by SMS. There is no password. Anyone who can receive SMS messages on your phone may be able to log in, so keep your phone locked and do not share login codes with anyone. Kora staff will never ask you for a login code.
On a phone, you can also set a 4-digit secret code that is asked for when the app has been away for a while. This adds protection, but it does not replace keeping your phone safe.
There are four kinds of accounts:
- Landlords, who own an account and its properties.
- Co-managers, whom a landlord can add on some plans to run things on their behalf.
- Assistants, whom a landlord can add to record payments and look after tenants, within the permissions the landlord chooses.
- Tenants, whom a landlord adds by phone number. A tenant keeps access for as long as the landlord keeps them on a room.
Tell us straight away through "Contact Kora support" in your Profile if you think someone else has used your account.
3. What Kora does and does not do
Kora helps landlords record rent that is due, record payments, issue receipts, and see who has paid and who is late. Tenants can see what they owe and how to pay.
Kora is a record-keeping tool. Please keep in mind that:
- We do not hold or receive rent paid in cash or by bank transfer. That money goes directly between the tenant and the landlord.
- We do not check bank accounts. When a landlord confirms a bank transfer, Kora records the landlord's confirmation. It does not prove the money arrived.
- Receipts record a payment as it was entered in Kora. They are not legally certified documents.
- Kora is not a party to any tenancy agreement. The landlord and tenant remain responsible for their agreement, for rent amounts and dates, and for following the law that applies to them.
- Reports, totals, trends and the helper chat are there to help you. They are only as accurate as the information entered, and they are not financial, legal or tax advice.
4. Plans, prices and billing
Kora has a free plan and paid plans. Each plan has a limit on occupied rooms and on assistants, and includes the features listed on our plans and prices. Prices are in dalasi.
- Paid plans are charged monthly, or once a year. A yearly plan costs the same as 10 months.
- If you go over your plan's room limit, each extra room may be charged on its own, as shown in your Profile.
- You can move to another plan at any time. Your records are kept when you change plans.
- If we change our prices, we will tell you in the app before the new price applies to you. A price change never applies to a period you have already paid for.
- Money paid for a month or year that has already started is not refunded, unless the law requires it or we agree otherwise.
- If a payment for your plan is not made, we may move your account to the free plan. Your records stay, but features of the paid plan stop working.
Tenants never pay for Kora.
5. Rent payments
Cash
Cash is paid directly to the landlord or their assistant, who records it in Kora. There is no Kora fee.
Bank transfer
The tenant sends money directly to the landlord's bank account and enters the transfer details in Kora. The payment shows as "Awaiting confirmation" until the landlord confirms it or rejects it with a reason. The same fee as a Wave payment applies, and the landlord pays it: Kora shows it taken off what the landlord receives. The tenant pays no fee.
Wave
Wave payments are processed by our payment provider, ModemPay, together with Wave, under their own terms. Wave payments are not switched on yet. When they are:
- A fee applies to each Wave payment. It is currently set at 2.5% of the payment: 1.25% charged by our payment provider and 1.25% for Kora. The fee is shown before a payment is made.
- The landlord pays the fee; it comes off what they receive. Tenants never pay a fee.
- A Wave payment can only be reversed through Wave. Kora shows it as reversed once Wave confirms it.
6. Payout details and safety
Landlords enter the Wave number and bank details that tenants pay rent to. You are responsible for making sure these details are correct and that the accounts are yours. If they are wrong, rent may go to someone else's account and may not come back.
To protect you, Kora asks you to confirm new payout details before saving them. Changing details that are already set needs extra checks, and our team is told about the change so we can contact you if something looks wrong. We may pause a change, or contact you, if we believe your account may have been misused.
7. Records, receipts and reversals
Payments are never deleted. If a cash or bank payment was recorded by mistake, it can be reversed with a reason. The payment stays in the history, marked as reversed, together with the reason, who reversed it and when. A reversed payment's receipt is marked as void.
Numbered receipts are part of the Starter plan and above. On the free plan, payments are still recorded and shown in the history.
8. Assistants and co-managers
Landlords can give assistants and co-managers access to their account, within the limits of their plan. The landlord is responsible for the people they add and for what those people do in Kora. Kora keeps a record of payment changes and who made them, so the landlord can check.
9. Help from the Kora team
Our support team can open a landlord's account to fix a problem or answer a question, without needing your password or login code. While they do, the account shows a notice that Kora support is working inside it, and their actions are recorded. We only do this to help you, to keep Kora secure, to prevent fraud, or when the law requires it.
10. Using Kora properly
You agree not to:
- enter false payments or records, or use Kora to mislead a tenant, landlord or anyone else;
- add people as tenants without a real tenancy, or use tenants' details for anything other than managing their tenancy;
- use Kora for anything illegal, including fraud or money laundering;
- harass anyone through Kora, including through the messages and reminders it helps you send;
- try to get into accounts or data that are not yours, or interfere with how Kora works;
- copy, resell or automatically collect data from Kora.
We may suspend or close an account that breaks these rules.
11. Your information
Your records belong to you. You give us permission to store and use them only to run Kora for you, as described in our Privacy Policy. On plans that include it, you can download your payment records as a spreadsheet.
When a landlord adds a tenant, the landlord confirms they are allowed to give us the tenant's name and phone number so the tenant can use Kora.
12. Availability and changes
We work to keep Kora running and your records safe, but we cannot promise it will always be available or free of errors. We may need to pause it for maintenance, and we may add, change or remove features. If a change takes away something important to your plan, we will tell you in advance.
13. Ending your account
You can stop using Kora at any time. To close your account, contact us through "Contact Kora support" in your Profile. We may suspend or close an account if these terms are broken, to prevent fraud or misuse, or if the law requires it. What happens to your information after an account closes is explained in our Privacy Policy.
14. Responsibility and limits
Kora is provided as it is. As far as the law allows:
- we are not responsible for rent that a tenant does not pay, for disagreements between landlords and tenants, or for money sent to wrong payout details entered in Kora;
- we are not responsible for problems caused by phone networks, SMS delivery, Wave, banks, ModemPay or other services outside our control;
- we are not responsible for indirect losses, such as lost profit or lost opportunity;
- our total responsibility to you is limited to the amount you paid Kora in the 12 months before the problem happened.
Nothing in these terms takes away rights you have under Gambian law that cannot be taken away.
15. Law and disputes
These terms are governed by the laws of The Gambia. If you have a problem with Kora, please contact us first and we will try to fix it. If we cannot agree, the courts of The Gambia will decide.
16. Changes to these terms
We may update these terms as Kora changes. We will show the date of the latest version at the top of this page, and tell you in the app about important changes before they apply. If you keep using Kora after that, you accept the updated terms.
17. Contact us
The quickest way to reach us is "Contact Kora support" in your Profile. You can also write to [support email address] or [postal address].
